Read Your Lease |
Please keep a copy of your Resident Lease close by. You are responsible for meeting all of the lease requirements. It is wise to know and understand it! Please ask if you don't. |
Security/Key Deposit |
You were required to pay a security and key deposit. This money will be refunded when you move out unless you owe HAP other charges such as for cleaning, damage, overdue rent, past due maintenance charges, court costs, etc. |
Repair Charges |
If damage should occur in your apartment, please report it to your manager as soon as possible. A charge will be made for repairs of damage caused by residents, occupants, and visitors. Routine maintenance will not be charged. Many times charges will be less if the repair is made early before further damage occurs. Maintenance charges for repairs appear on your monthly rent statement. |
Smoke Alarms |
Never disconnect or make your smoke detector inoperable! It is prohibited by Oregon Revised Statutes (ORS §479.300) and a fine of up to $250 may be levied if a smoke detector is found to have been tampered with or altered. |
Rent Payments |
RENT payments are due on THE FIRST DAY OF EACH MONTH and considered delinquent if we have not received your payment by midnight on the 5th.
Please make payments by check or money order. We do not accept payments in cash.
If we do not receive your payment on time, you will be assessed a $25.00 late fee and are subject to receive a termination notice. If your payment is returned by the bank for non-sufficient funds, you will also be assessed a $25.00 fee. |

Review of Income |
When and if your income changes you must notify HAP site staff. The amount of rent you pay is based on your income. HAP requires written verification of any income changes. Your site staff will schedule an appointment to review your income and eligibility and to adjust your rent amount if necessary. |
Changes in Family
Size/Composition |
If you change your family size in any way, you MUST notify site staff immediately. Your rent payment amount may be decreased or increased. |
Guests |
You may have guests stay in your unit for 10 consecutive days or 20 unconsecutive days a calendar year. If for any reason they need to stay longer, you MUST request approval in writing and obtain written consent from HAP. |
Emergencies and Entering the Unit |
In any emergency, HAP has the right and responsibility to enter your unit. Examples of emergencies might be running water, water leaks, smoke, etc. |
Inspection Report |
HAP inspects all Public Housing units annually. A day and time will be posted on your unit at least 48 hours prior to the annual inspection. |
Moving Out |
A 30-day written notice must be made before you move. Items such as ice trays, TV cables, broiler pans, etc., are HAP's property and must remain in the unit. You will be charged if they are lost or misplaced. Also, keys must be turned in to site staff. |
Being a Good
Neighbor |
Noise must be kept at a reasonable level. All HAP developments observe quiet hours between 10 PM and 7 AM. If you have children, it is your responsibility to know their whereabouts and to see to it they respect the quiet hours and other people's property. |
