    Why we build sustainably
Green building is a holistic approach to managing the life-cycle impact of buildings on the environment and our health. The extensive green building practices employed at New Columbia demonstrate what can be accomplished with a coordinated, big-picture approach.

Powered by the sun
The Energy Trust of Oregon has provided solar water and heating equipment for two townhouses and will collect data for future projects.

A sustainable stormwater system that protects local waterways
• With a permeable paving demonstration area, soakage trenches,
101 vegetated pocket swales for biofiltration, 31 flow-through planter-boxes
and 40 infiltration dry wells, New Columbia is Portland's largest green
streets site

• 80% less underground stormwater piping than a comparable traditional
development; 98% of stormwater is retained on the site

Carpeting is 100% nylon and free of VOCs (Volatile Organic Compounds)
• More than 35,000 board feet of certified sustainable lumber from Warm
Springs Forest Products in Warm Springs, Ore.
• Locally-manufactured products: All windows, millwork and metal products
were made in Western Oregon and Washington
• Native trees and shrubs in parks and open spaces
• Plumbing
fixtures that outperform the state's conservation requirements by
at least 20%

Recycling and reuse widespread at New Columbia
Demolition contractors salvaged and recycled an amazing 82% of the
building materials on site, diverting more than 28,000 tons from landfills
3,200 tons of wood debris were ground into chips for reuse
Salvaged materials from Columbia Villa have been reused worldwide
All concrete and asphalt rubble from demolition was ground up and
reused on the site as road base and structural fill for building foundations

Historic trees preserved throughout New Columbia
Many of the mature, broad-canopy trees at Columbia Villa were planted over 60 years ago. Portland's zoning code requires that 35% of existing trees be preserved when a site is redeveloped – at New Columbia, more than half of the existing 430 trees were saved, many with trunk diameters of over 4 feet. Mature trees make good neighbors – they reduce ground and air temperatures, provide shade, improve air quality, reduce stormwater run-off and provide protection from wind.
